Fountain Residential Partners will be developing a housing community called The Vue to accommodate LSU students according to a Rebusiness Online article from October 25 which reports,
“Fountain Residential Partners has broken ground on The Vue on Parker, a 294-bed student housing development located near Louisiana State University in Baton Rouge.
The Vue on Parker will offer studio to five-bedroom units with bed-to-bath parity. The fully furnished units will include wood-look flooring, granite countertops, queen-sized pillowtop beds, 60-inch smart TVs, stainless steel appliances, full-sized washers and dryers and an onsite structured parking garage. Community amenities will include a swimming pool, clubhouse, strength training and cardio center and private study rooms. The project is scheduled for completion in fall 2023.”
Fountain Residential have been watching the LSU market for a decade and finally, an opportunity presented itself in the form of a spectacular location according to a Greater Baton Rouge Business Report article from October 22 which observes,
“Fountain Residential chose the area partially because it’s a triangular site bound on all sides by public streets, giving the company the opportunity to construct a triangular, Flatiron-style building, says Trevor Tollett, executive vice president.”
But of course the opportunity was also presented to the Fountain Residential when the enrollment LSU hit the 35,000 mark where at the same time, a lack of student housing was evident, according to a Cision PR Newswire article from October 21. They say,
“The 2021 overall enrollment at LSU is at an all-time high of 35,914 students with the freshman class setting records for size, diversity and accomplishment. No purpose-built, off-campus student housing has been constructed since 2018 and The Vue on Parker is the only development in the construction pipeline, which will make it the most recent and updated student community in the market by 5 years when completed in the Fall of 2023.”
While the construction is expected to be finished before Fall starts in 2023, leasing will commence ahead before the fourth quarter of 2022.
